The land planning of the Industrial and Entrepreneurial Area of Keratea (Keratea VEPE), in the form of a Small Business Park (VIOPA) covering approximately 1100 hectares in the ‘VENIZA – ZAPANI’ location has the following priority goals:

• the relocation of small businesses and professional workshops which are included in residential areas and which need to expand their production or storage facilities.
• the relocation of small business – industrial units existing in the greater area.
• the installation of new units attracted by the operations of the International Airport which is located approximately 18 km away and the upgrading of the Lavrio commercial port, approximately 12 km away.
• the installation of new units attracted by an environment offering a high standard of services to employers, employees and the residents of Keratea (banks, business support services, cultural events, recreation, sport and green areas).

The Common Decision number 9174/466/2003 of the Ministers of Development and Environment, Physical Planning and Public Works (YPEHODE), and in compliance with the provisions of L. 2545/1997 (Gov. Gazette 254 Α’), determined the Institution, the location, size and the environmental terms for the Keratea Small Business Park (Gov. Gazette 695 Β’ 3-6-2003), which is designated for the installation of low disturbance professional units and the relocation of medium disturbance units according to the provisions of L. 2545/1997.

Land planning study data

Based on the data of the land planning study initially approved by the Decision of the General Secretary of Attica Prefecture (G.G.P.A.) number ΠΕΧΩ 4723/ ΦΕΓΚ /05 (Gov. Gazette 913 Δ’/1-9-2005) and then amended by Decisions ΠΕΧΩ 1204/ ΦΕΓΚ /06(Gov. Gazette 261Δ’/5-4-2006) και ΠΕΧΩ 8424/06/Gov. Gazette 223 on [illegible] and Land planning issues /29-12-2006 the following were ensured:

• 733 hectares of industrial and small business areas
• 105 hectares of common grounds (open peripheral green zone)
• 10 hectares common areas (VEPE Administration – Services)
• Area for the reinforcement of the existing biological wastewater treatment

At present the area is accessible by the at-grade traffic light controlled intersection on Markopoulo – Lavrio Avenue.

• Building factor ratio 1,4
• Maximum height 13 m

According to the Application Act of the land planning study validated by the Decision of the General Secretary of the Attica Prefecture (G.G.P.A.) number ΠΕΧΩ 2801/ ΦΕΓΚ /06, 213 lots were formed in the area with a minimum size of 2000 square meters each.

The implementation of VIOPA is applying the decision of the Minister of Development dated 21/7/2005 which approved the studies and the works for roads, rainwater collection, water, sewer, formation of common areas, reinforcement and expansion of biological wastewater treatment and construction of flood control dyke and the total cost amounts to 15.887.541 €.

The construction project was completed on time and it has been verified by the Ministry of Development (Government newspaper No 1335 8/7/2008). This verification stands also as work permit for the entire VIOPA KERATEAS.
